Terms & Conditions

The property is strictly non smoking, adults only and we regret we cannot accept any pets. Maximum occupancy is up to 2 adults and only the members of your party named at time of booking may occupy the property including day visitors.  Use of any part of the property, its facilities (including garden) and parking is exclusively for the named party members and not for anyone else (including casual/day visitors etc) unless special permission has been sought and obtained. Guests' visitors must park elsewhere and may not bring dogs or children. We reserve the right to refuse occupation/entry to the entire party/visitors if any of the above conditions are not observed. 

Guests are also respectfully requested to comply with reasonable ' rules of the house', or assume that 'normal' rules apply e.g. consideration for neighbours, keeping entrance and field gates closed, closing windows when out for security and - in the interests of saving the planet!- turning off appliances/heating/lights when not needed.

We reserve the right to refuse to accept a booking on any reasonable grounds and to enter the property at any necessary or agreed reasonable time to effect emergency maintenance or resolve any problem. 

Guests are responsible for taking all reasonable care of the property and its contents and for leaving these in the clean and tidy condition in which they found them.  Guests will be responsible for any breakages, damage or exceptional cleaning, and either make good or replace such items where practicable, or report matters/make reimbursement to ourselves prior to departure. If it proves necessary for us to utilise some/all of the Damage Deposit in respect of breakages etc, you will be notified - otherwise the balance/unused balance will be refunded within 7 days of the end of the letting.  

If the property becomes unavailable or unsuitable for occupancy for reasons beyond our reasonable control (e.g. fire, flood or other significant damage or failure of utilities to the property, actions of third parties etc),  we reserve the right to cancel the booking and refund to you any sums already paid, but we shall have no other liability to you. We are covered by our own appropriate insurance but cannot accept liability for losses or injuries due to factors beyond our reasonable control.  We strongly advise you to take out your own holiday insurance.  

If you commit a serious breach of our terms of business (including failure to comply with the rules of the house or health and safety advice, daytime or overnight guests entertained without prior agreement, abuse of the facilities, damage to the property or its contents or circumstances where guest behaviour is likely to have a significant adverse effect upon neighbours, etc) we reserve the right to terminate your booking and, if you are already at the property, may require you to vacate it at once. Unless we can find someone else to rent the property for the remaining period, no refund of the fees you have paid will be returnable to you.

We have a strict no smoking policy within the property - in the event that smoking occurs in the property we will need to deduct specialist cleaning charges from the security/damage deposit.
